ZivOwn helps you find programs and professionals — we are not a lender, not a real estate brokerage, and not your financial adviser. You agree not to misuse the service, to give honest information, and to accept that eligibility indications are confirmed by your lender at loan approval. DPA confirmation is not a funding guarantee.

1. About ZivOwn

ZivOwn Technologies LLC ("ZivOwn", "we", "us") operates an online information and matching service that helps prospective home buyers discover down-payment assistance programs and connect with verified real estate agents and licensed mortgage lenders ("the Service"). These Terms of Service ("Terms") govern your use of the Service.

By creating an account, accessing the Service, or accepting these Terms during signup, you agree to be bound by them. If you do not agree, do not use the Service.

2. What we are and aren't

2.1 Not a lender

ZivOwn does not originate, fund, broker, service, or guarantee any mortgage loan. We do not approve loans, deny loans, or set interest rates. Eligibility indications shown anywhere on ZivOwn — including the ZivScore™, "may fit" labels, and DPA program lists — are informational only.

Final figures and program eligibility are confirmed by your lender at loan approval. DPA confirmation is not a funding guarantee.

2.2 Not investment, legal, or tax advice

Information on ZivOwn is general and educational. It does not constitute financial, legal, tax, or investment advice. Consult licensed professionals for guidance specific to your situation.

3. Your account

You must be at least 18 and able to enter binding contracts. Provide accurate information; keep credentials secure; notify us at security@zivown.comof suspected unauthorized access. You're responsible for activity under your account.

4. Acceptable use

You agree not to:

  • Misrepresent your identity, license status, or buyer profile.
  • Scrape, copy, or resell ZivOwn data, including DPA program inventory or buyer profiles.
  • Use the Service to discriminate against any person on the basis of any protected class.
  • Solicit business outside the deal thread to circumvent ZivOwn's RESPA-neutral matching.

5. Matching & RESPA neutrality

Lender and agent results are presented in neutral order. ZivOwn does not accept payment in exchange for ranking, recommendation, or featured placement. Match badges (e.g. "VA-experienced", "DPA-Specialist") reflect verified attributes only.

Continued sections 6–12 cover ZivScore interpretation, role-specific obligations, fees, termination, dispute resolution under California law with a 60-day informal-resolution period, and how we notify you of material changes. Full text shipping in the production release.
